Why Do Cornell Students Prefer Living in Collegetown Ithaca?

Quick Answer

Collegetown Ithaca is a dense residential and commercial neighborhood located southeast of Cornell University’s main campus. It’s the most popular off-campus housing area for Cornell students due to its short walking distance to lecture halls and the mix of apartments, restaurants, and student services concentrated in a small area.

Most Cornell students figure out Collegetown within the first two weeks of freshman year. It’s the neighborhood that sits between campus and downtown, where the streets smell like coffee and garlic bread at 10 p.m. and where your landlord is just as likely to be a retired Cornell professor as a professional property manager.

The appeal is obvious on the surface: walk to class, walk to the grocery store, walk to the bar. But the actual reasons students keep choosing Collegetown over other Ithaca neighborhoods are more specific than proximity, and the tradeoffs are worth understanding before you sign a 12-month lease.

Renting in Collegetown Ithaca is a different experience than renting two blocks further west, and not always in the ways you’d expect.

What Collegetown Ithaca Actually Looks Like as a Neighborhood

Collegetown runs roughly from College Avenue and Dryden Road down toward the flats, with Stewart Avenue as its western spine. It’s dense. Small apartments, multi-unit houses converted from single-family homes, corner stores, and a rotating cast of restaurants and bars that have kept the same names for 30 years while the menus and owners changed underneath them.

The Commercial Strip on College Avenue

College Avenue is the main artery. Rulloff’s, Moonies, Collegetown Bagels, a few pizza spots, and the occasional laundromat. It’s not a neighborhood designed for quiet evenings. On weekend nights, especially during orientation week and reunion weekends, the street noise reaches the upper floors of buildings two blocks off College. That’s a feature or a bug depending entirely on who you are.

The Side Streets: Where Most of the Housing Actually Is

The real Collegetown rental stock lives on the side streets: Eddy, Linden, Quarry, and the blocks that run parallel off Dryden. These are a mix of older Victorian-era houses subdivided into apartments and purpose-built multi-unit buildings from the 1970s and 80s. Condition varies significantly by building and landlord, not by street.

Why Cornell Students Keep Choosing Collegetown Over Other Neighborhoods

Walk time matters when you have a 9 a.m. section meeting in Uris Hall and it’s January. Collegetown puts most Cornell buildings within a 10 to 20 minute walk. That same commute from West End Ithaca is 30 to 45 minutes. For students without cars, that gap is the entire decision.

Proximity to the Arts Quad and Engineering Quad

The Arts Quad, anchored by Goldwin Smith Hall and Olin Library, is about a 12-minute walk from the center of Collegetown. The Engineering Quad takes slightly longer depending on your building. The Statler Hotel and School of Hotel Administration is right at the Collegetown edge. This makes Collegetown the most convenient base for students in Cornell’s most heavily attended departments.

Streets Just Outside Collegetown: The Quiet Zone That’s Still Walkable

Here’s the thing most people miss: the streets just outside the Collegetown commercial boundary, like Ferris Place, offer much of the same walkability without the noise or the price premium. You’re still under 20 minutes from most academic buildings. The grocery run is the same. What changes is the street environment, which trades student bar foot traffic for a genuinely residential feel. Grad students and law students tend to self-select into these blocks for exactly this reason.

What the Collegetown Rental Market Costs and How It Works

Per-bedroom rents in Collegetown proper run higher than the Ithaca average. A room in a well-located 4-bedroom apartment can run $1,000 to $1,400 per month depending on condition, year of renovation, and included utilities. Fully furnished units command a premium, particularly for international graduate students who don’t want to ship or buy furniture for a two-year program.

The market cycles are fast. October to December is when serious students sign for the following August. February is when the second wave of listings appears, usually for units that didn’t rent in fall. By April, the good options are gone and what remains tends to be either overpriced for the condition or in a less desirable location.

Collegetown Ithaca vs. Other Cornell Off-Campus Zones

Collegetown is not the only option. Students in medical programs cluster near Weill Hall on the north end of campus. Graduate students in architecture and fine arts sometimes end up closer to the arts district near downtown Ithaca, near the Dewitt Mall. And students who prioritize space over location often look at neighborhoods like Bryant Park or the West End, where larger houses with more bedrooms are available at lower per-room prices.

The tradeoff is always the same: walkability versus space and quiet. Collegetown wins on walkability. It gives up on the other two.

Frequently Asked Questions

What is Collegetown Ithaca?

Collegetown Ithaca is a residential and commercial neighborhood in Ithaca, NY, directly adjacent to Cornell University. It’s the primary off-campus student housing zone, known for its density, walkability, and concentration of student-oriented businesses along College Avenue and Dryden Road.

How far is Collegetown from Cornell campus?

Most Collegetown addresses are a 5 to 20 minute walk from Cornell’s central campus buildings, including Olin Library, Statler Hall, and the Arts Quad. The exact time depends on your building and destination.

Is Collegetown expensive for student housing?

Collegetown rents are on the higher end of the Ithaca market. Per-room prices in shared houses and apartments typically run between $900 and $1,400 per month. Streets just outside the Collegetown core offer similar walkability at slightly lower prices.

What is the difference between Collegetown and other Ithaca neighborhoods for students?

Collegetown prioritizes walkability to Cornell at the cost of higher rents and a livelier, louder street environment. Neighborhoods like West End Ithaca or the streets between Collegetown and downtown offer more space and quiet but longer commutes for students without cars.

When should Cornell students start looking at Collegetown housing?

The best time to start is October of the year before you need housing. Landlords in Collegetown begin showing units for the following August as early as October. Most well-maintained, well-located units are leased by February. Students who start in March are typically working from a reduced selection.
